Casual birthday dinner at Earls.

Emma enjoyed present opening with Yun-yun and Yeh-yeh. Ryan enjoyed his favourite Sicilian pizza, sipping on an ice cold pint of apple juice while checking out all the hotties that work at Earls. Cousin Romi also popped by with birthday wishes and gifts for Emma. Great night!

Emma's 1st Birthday.

April 28th 2010... Emma turned one! Her birthday cake was a strawberry cupcake with strawberry icing from Butter Baked Goods. Strawberries are Emmas favourite... The real ones. She did exactly what her big brother did on his 1st birthday... More interested in the decorations than the actual cake itself. She carried around that darn candle with her all day long (I kept it as a keepsake... A Mom thing :)

Em got the strawberry and Ryan got a double chocolate with colored sprinkles. When Ryan was a baby and he was really enjoying something he would curl his toes... You can tell he's loving that cupcake :) Super cute!

2938 West 15th Avenue | Before and After.

BEFORE | October 13th 2006
Built in 1931 the old tudor style house needed a lot of work. Tired cream stucco, forrest green facia, a 25 year old roof that was brick red with another two layers of old roofing and cedar shake. Beautiful old leaded glass windows (most were cracked and frames were rotten). Oddly configured front stairs. Rotten this, rotten that... Sigh*




AFTER | April 26th 2010
Whew! If we only had the time to talk about and show all the before and after exterior and interior renos as well! We built overhangs, Benjamin Moore Antique White facia and moldings, Cromwell Gray exterior paint, new charcoal gray/black roof, new solid fir front door with side lights, all windows (with exception of a couple) replaced with Low-E Argon filled double glazed and completely redesigned and redone front steps. Etc, etc. etc... Etc., etc. etc...



Goodbye 2938 West 15th Ave... We will miss you.

We listed our home this past Monday, April 19th, had 11 private showings, 2 open houses totalling over 175 people and accepted offers today. April 26th 2010 we sold our beautiful home.
